I just wanted to let you know how amazingly pleased I am for all the work that Bob Cox and everyone else involved on this file did on our recent transaction. The buyers' original lender represented for 3 months that the buyers were fully qualified, but yet at the 11th hour, there were problems. The buyers pulled their file and took my advice to talk with Bob about pulling off a miracle to close the transaction in less than 10 days.
This transaction was very sensitive because the sellers were facing foreclosure and the Senior Lien Holder would not extend our request to postpone the Trustee Sale again. The result of Bob's hard work resulted in the buyers purchasing their home and the sellers were able to avoid foreclosure.

Ok, so I get a call from some folks I have known for years. They want to refinance their commercial building and operation. Their financials look good, but the credit report was a mess because of a few years of lack of attention to the detail of paying on time. In addition, both the first and the second on the property had balloon payments that were due. Yikes! Since this loan wasn’t a good candidate for typical commercial financing, I called Bob Cox for a private money loan. It was absolutely amazing how smoothly and quickly this went together. Even though the property is 4 hours from Bob’s office, he came here twice and the investor also came up to tour the facility. There was a last minute hitch, which Bob corrected quickly without the borrower ever knowing it happened. (Bob and I both needed a defibrillator, but the client was fine).
My client is thrilled with the loan. This has taken a huge weight off their shoulders and they got to set some of the terms they wanted and Bob negotiated a terrific rate and fee. The borrowers are now planning phases two and three of their other commercial projects and they want Bob and I to arrange those too!
These folks are very well connected and respected business people in Central Oregon, so I anticipate they will be referring other business to us as well. Since this is not a residential loan, Bob was able to include a loan fee for me too! Everyone was a winner!!

The sign of a good relationship when it comes to sending a referral out on a transaction is when the loan is either about to close or has already closed and you hear back from the referral source saying everything has gone well and the loan is about to be completed. This is the case with a transaction I just did with Bob. I had no hope of making this one work through normal channels and had heard good things about Bob from our Salem office. Lo and behold, the loan just closed and now I have a happy customer that couldn’t get a loan through any other means.

I just want to talk big about Bob Cox for a moment. Here is the deal that just funded a few minutes ago:
I got a call from a realtor in Salem on June 20th about a deal that had to fund by June 30th or the home was going to go in foreclosure. A loan officer with a different company in Salem had spent 3 months telling the realtors that the loan was a go on a “short sale,” but 8 days from closing he no longer could do it. Realizing that it was not going to be able to go FHA (due to credit scores) I sent out a “Scenario” and Bob Cox’s name began to show up as a source for “Private Money.”
Here are the results of Bob’s commitment to getting this loan done in record time:
1. The buyers are ecstatic and got the home they really wanted.
2. Both realtors won by closing this deal.
3. My company wins, because the listing agent (whom I had not worked with)
called and said that we have now earned her business!
4. I am also working on an “exit strategy loan” that will be a VA refi in
6 months.
